Which one of these new skyscrapers is under construction?
When the construction of the world’s tallest building is complete, there will be a lot of questions about what that means for the people who live there.
But according to new construction company Urbanism Design, it could mean more.
“When you have that massive, high-tech building with such a large scale that it can support its own energy needs and then a lot more energy needs for those nearby buildings,” said Urbanism founder and CEO Mark Karpeles, “it creates a really interesting dynamic.”
So far, Karpels company has been working with developers to bring up to five of these towers in different locations in downtown Los Angeles.
The first of these projects is called the Los Angeles Convention Center, and it’s expected to be finished by the end of 2019.
Another project is being built to house the University of Southern California, which is a major university in the city of Los Angeles, and is slated to be completed by 2020.
“We’re building a new skyscraper in the heart of downtown Los Angles and we’ve got a really ambitious goal to bring a whole new set of businesses to the area,” Karples said.
“And we’re working with a couple of really big names in the business of real estate, real estate companies and real estate development.”
That’s a big deal for Los Angeles real estate developers who have been struggling to get projects approved in the last few years, according to Karpes.
In January, the city released its first round of approvals for new housing and office projects in downtown L.A. for 2020, with an initial $1.8 billion in funding for the project.
The projects are meant to be an opportunity for developers to show off their latest designs to potential buyers, and to show their potential to build some new, high end housing in the area.
For developers like Karpies, the prospect of a new convention center or university project could make for an exciting opportunity.
“You have the potential to create new jobs, you have the opportunity to create a new residential market,” he said.
But there’s one other element that will need to be addressed before these projects get approved.
“The biggest question that’s going to need to answered in terms of what is a high density, what is not, is how much land can we actually use?” said Karpelman.
And that’s the biggest question facing developers and city officials who are looking to get these projects approved.
That’s because of the high cost of development and the need for new land to accommodate the buildings, according the Los Anglsan Economic Development Authority.
“This is an opportunity to build these buildings at a very low cost,” said Kevin Trenzler, the president of the L.D. Development Corp., a group that represents developers in the downtown area.
“It will be very attractive to investors to come to the city to buy properties, which will lead to greater demand and, in turn, higher property values.”
This is the first phase of a project called the Downtown Los Angeles Regional Corridor, which the LDA says will bring $1 billion in economic activity to the region.
The LDA is part of a city-wide effort called the “Southern California Regional Development Authority” to bring more development to the downtown and Southern California.
Karpers company is hoping that the Regional Corridor will make downtown L Angeles even more attractive for businesses.
“I think there’s a really strong opportunity for this development because it’ll help the community that the LADC is trying to revitalize,” he added.
“They’re trying to attract the businesses that are coming here from around the world.”
The LADL’s project has already begun to take shape.
KARPELES says that while some of the proposed towers are still being designed and built, the majority are now in the works.
There’s been a lot work done by the LCA, which has been able to create an environmental impact statement for some of these buildings.
The LA Development Association, which represents developers, also helped to develop the environmental impact report for the Convention Center.
In addition, Kaspers company is partnering with a large nonprofit organization called the Metropolitan Water District to work with the city on the environmental assessment of the Regional Crossing Project.
“There’s going be a big amount of environmental impact assessment work that’s required in the final design, the environmental analysis,” said Trenzeller.
The Metropolitan Water Board is responsible for the water supply for the area, and will be involved in the process of developing a plan for the construction.
“For the last 20 years, we’ve had one of the highest rates of water use in the country and the Metropolitan Transportation Commission has not done a good job of addressing that,” said MTC Executive Director David Ahern.
“So I think the LAC is going to have to step up and say, ‘Okay, we’re going to do this, and we’re not going to just sit on it.’
